Prices are for houses inside the metro. Anything more than forty minutes out carries a travel charge, quoted before we start.

What happens in each room
The same list every time, so nothing is decided on the day.
Entry and hall
- Clear everything that says who lives here

Living room

Anything structural, anything that needs a trade and anything the seller wants kept is agreed at the walkthrough, before the list is run.
How it runs
One house, one day
The truck arrives at seven and the photographer walks in at four. Everything in between is the job.
Load out
The pull list from the walkthrough comes off the racks and onto the truck, wrapped and coded.
2 trucks - 3 hours
On site
Rugs and large furniture first, working from the back of the house forward so nothing is carried through a finished room.

Dressing
Beds made and ironed in place, art hung, lamps wired and shaded, closets thinned and squared.
2 stylists
Last pass
Every room read from the doorway the way a buyer meets it, then again through a phone camera.

Photography
The shot list agreed with the agent, lights left where they are and the crew out of the frame.
24 frames
Occupied houses run the same day in reverse: we edit and store in the morning, restyle after lunch, and put your own things back the week the sale closes.

Collection is included whenever the sale closes. Houses that go under contract in the first month are collected at no extra charge.

Questions I get every week
Fees, timing, and what happens if the market goes quiet.
How far ahead do I need to book?
Two to three weeks in spring, a week in the winter. If the photographer is already booked, tell me that date first and I will work backward from it.
What happens if the house does not sell?
The furniture stays and you pay the monthly hire until it does, or you tell me to collect and I collect within five working days. There is no minimum term past the included period and no penalty for ending early.
Can I buy any of it?
Most of it, yes. Buyers ask more often than sellers do. Anything on the racks has a price, and anything I bought at auction for a specific house is usually cheaper than you would expect.
Do you work in occupied houses with pets and children?
Constantly. It changes what we can leave out rather than whether we can do it. The rule is that nothing fragile goes below thirty inches and nothing goes on the floor that a dog would consider a bed.
Who pays for the photographs?
The agent, almost always. I do not shoot, but I hold the shot list, I stay for the shoot and I move things while the camera is up. That last part is why the frames come back usable.
Is there a charge if I cancel?
Not until the truck is loaded. Once the pull list is picked, half the install fee is due. Once it is on site, all of it.
